Three ways water gets into a Colorado Springs attic
Hail-damaged roofs. The July 2016 storm produced more than 33,000 property claims in the area, and the August 2018 storm dropped softball-size hail on the southwest side of the city and Fountain. Not every bruised shingle leaks right away. Cracks and lifted flashing let water wick into the decking over the next several storms, and mold appears months later as a ceiling stain or a smell in an upstairs closet.
Ice dams. Sun on a south-facing roof, nights well below freezing and 32 inches of snow a year is the recipe. Attic heat melts snow from below, meltwater refreezes at the cold eaves, and water backs up under the shingles. The decking near the eaves is where the staining starts.
Bath fans venting into the attic. A surprising number of homes, including newer ones, have a bathroom fan duct that ends in the insulation or at a soffit instead of through the roof. Every shower sends warm, wet air onto a cold deck. Frost on nail tips in winter is the giveaway.
Signs of attic mold worth acting on
- Brown or yellow ceiling stains that grow after storms or during a thaw.
- Dark gray or black blotches on the underside of the roof sheathing, especially near the eaves and around the chimney and plumbing vents.
- Compressed, discolored or wet blown insulation.
- Frost on nails and the deck in winter, or condensation dripping in spring.
- Mildew smell in upstairs bedrooms or closets with attic access.
- Daylight through the deck, lifted shingles or granule piles in the gutters after hail.
Attic growth is easy to miss because nobody goes up there. If you had hail in the last few seasons and have not looked, look.
What an attic mold job involves
Inspection and moisture tracing
The tech checks the deck with a meter and a light, follows stains to the shingle or flashing above them, confirms where the bath and dryer ducts end, and looks at soffit and ridge ventilation. The roof itself gets a separate look from a roofer.
Containment at the hatch
The attic access is sealed with plastic and a HEPA scrubber is set so disturbed dust and spores do not fall into the hallway or the HVAC return.
Remove contaminated insulation
Wet or stained blown insulation is vacuumed out and bagged. Batts are rolled and removed.
Clean the decking and rafters
HEPA vacuuming, then cleaning, sanding or dry-ice or soda blasting on heavy staining. Some companies apply an encapsulant coating afterward; ask what it is and why.
Fix the cause
Roof repair by a roofer, bath fan rerouted outside, air sealing at the ceiling plane, and ventilation corrected. Without this step the staining returns the next winter.
Reinsulate and clear
New insulation to current code depth, a visual clearance and optional sampling. Structural rafter or deck replacement needs a PPRBD permit pulled by a PPRBD-registered contractor; cleaning alone usually does not.
Attic mold removal cost
Access and insulation removal push attic jobs above a same-size wall job.

| Mold remediation, per sq ft | $10–$25 (avg ≈ $18) | This Old House 2026; Fixr 2025 ($10–$30) |
| Small area ≈ 100 / 200 sq ft | $1,000–$2,500 / $2,000–$5,000 | This Old House 2026 |
| Mold inspection / testing (separate) | $303–$1,044 (avg ≈ $670) | HomeAdvisor 2025 |

Roof repair, new insulation and fan rerouting are separate quotes. The cost guide covers what drives the number.
Insurance and the hail clock
Hail and wind are covered perils on nearly every Colorado homeowners policy, and mold that follows storm damage is commonly paid up to the mold sublimit, often $1,000 to $10,000. The catch is timing. Policies expect prompt reporting, and a roof that leaked for a year reads as neglect to an adjuster. If you suspect hail damage, get the roof inspected and the claim opened before the attic is cleaned, and photograph the staining first. Never assume coverage until it is confirmed in writing.
Older homes: vermiculite attic insulation in pre-1990 houses can contain asbestos, and plaster or textured ceilings below the attic are suspect materials too. Ask whether an asbestos test is needed before anything is disturbed. The attic mold, ice dams and hail guide goes deeper on the seasonal pattern.
When it is urgent
An active drip is urgent; tarp the roof and call a roofer today. Staining with no active leak can wait for quotes, but not past the next snow. If you smell mold in bedrooms under the attic, or anyone has new breathing symptoms, keep the hatch closed, see a doctor about the symptoms and request quotes now.
Questions to ask the companies
- What is causing the moisture, and will your scope name it?
- Do you coordinate with a roofer, or do I hire one separately?
- Will you remove the insulation, and does the price include replacing it?
- How will you clean the decking: HEPA vacuum, sanding, blasting, coating?
- Will you seal the hatch and run HEPA filtration during the work?
- What training do your techs hold, and can you send proof of liability insurance?
Ice dam requests cluster in snowier spots like Monument, Woodland Park and Black Forest; hail requests come from everywhere.

Attic mold questions
Can hail damage cause attic mold?
Yes, slowly. Hail bruises shingles, cracks them and lifts flashing without always producing a visible leak. Water wicks into the roof deck during the next few storms and ice dams, and dark staining shows up on the underside of the decking months later. Colorado Springs took major hail hits in July 2016 and August 2018, and attics from those storms still turn up with growth.
What is an ice dam and why does it leak into the attic?
Heat escaping into the attic melts the snow on the upper roof. The water runs down to the cold eaves and refreezes into a ridge of ice. More melt backs up behind that ridge, works under the shingles and drips onto the decking and insulation. The fix is air sealing and insulation at the ceiling plus ventilation, not just removing the ice.
Does my bathroom fan have to vent outside?
It should. A fan ducted into the attic dumps warm, wet air onto a cold roof deck every shower, which is one of the most common causes of attic mold inspectors see in this region. Rerouting the duct through the roof or a gable is a small job compared to remediation, and the mold company should list it as a cause to fix.
How much does attic mold removal cost?
This Old House's 2026 range for attic remediation is $1,000 to $4,000, with per-square-foot pricing of $10 to $25. Attics are awkward: low clearance, blown insulation that must come out, and sanding or media blasting of the decking. These are published ranges, not quotes. Roof repair, insulation replacement and fan rerouting are separate line items.
Will insurance cover attic mold from a roof leak?
Hail and wind damage to the roof is usually a covered peril, and mold that follows may be paid up to the mold sublimit if the claim is filed promptly. A roof that leaked for a year because nobody looked is likely to be treated as neglect. Check your sublimit, file quickly after a storm, and photograph the attic before any cleanup.
